Real Estate

Upon becoming a franchisee, your first step is finding a location for your Sirius Day Spa. With the help of our Master Broker team, who represents tenants only, you will be provided the right data and analytics to find the best location. We utilize detailed mapping and demographics to assist you in your site search. 

The ideal site is Class A retail anywhere from 3,500 to 4,500 square feet. It is preferable to have a location that has signage viewable from major traffic areas to receive the most recognition.

Once a few ideal sites are found, us and our Master Broker will assist in negotations of your lease including teaching you all documents that go along with this process from letters of intent to your lease.

This brings you one step closer to having your very own business.

Build Out

Once you sign your lease, your next step is to hire an architect to create your spa plans. A member of the corporate team will provide you with an initial layout so you can conceptualize the space. You will also be provided a highly detailed Specifications Book which lays out everything in the spa from paint, to flooring, to furniture, and fixtures. Your architect will have all of the information they need to draw up your plans which will be reviewed and approved by the corporate team.

Sirius Day Spa believes that each spa should provide the same experience to all guests. This means that luxurious relaxation goes into every aspect of the design of your spa.

Once your plans are approved, the corporate team will assist you in finding a general contractor to break ground on your new spa. We will provide you with a Guide-to-Open which lays out every step along the way so nothing gets missed before your training starts.

Training & Opening

Once construction has completed, the corporate team along with your regional developer will hold training in your spa to fully prepare you and your staff for opening day. This training consists of hands-on teaching including the POS system, service techniques, and overall spa etiquette. You will have a member (in most cases multiple members) from the corporate and/or RD team to support you on your opening day.
